Opinions on what each party should expect for a return?

Up to you if you want to trust that title companies searching capabilities or find a third party on top of the closing companies search..I have had issues with First American, Chicago Title, and 2 other title companies(underwritten by first american) this year.

The title company is telling me that a need a Cancellation Agreement, signed by both parties.
