Anything in your lease outline if they can or cannot light fires on the property? 

I would like to consider one, but don't want to go through any sales pitches from multiple people, just want a straight-forward outline of what's included, and the cost of the investment.  

Michael-Great question, have you considered, simplifying your investment strategy, spreading your risk across multiple assets, using the power of you 1031 Exchange, consider investing in real estate crowdfunding, you will not have ot deal with many of the complexities you just outlined, yes, still risky a any other real estate transaction, but, more diverse, more unique..... at-least something to think about.

Create a report that outlines in as much detail (these are good) as you can get and then add account statements, tax returns, etc.

One way to do this on the floor is to apply a poured down underlayment (basically concrete) on the floor above and clips for the drywall on the ceiling below making sure to insulate.There are many other ways to achieve this but the strategy I just outlined has been the most cost-effective way to achieve that.

Should any party, body, entity, or inspector require additional work to be completed or different materials to be used after this contract has been signed, it shall be considered extra work and Owner and Universal Property Management shall agree upon a price to complete per the specifications outlined by the former.
