Most every opportunity I see has the standard returns I mentioned above; otherwise, it would not get funded. 

@Kenneth Bedwell,Any market where properties are NOT selling conventionally (with a Realtor) is potentially a great opportunity for lease purchases. 

There is big opportunities for those looking in the right places. 

I have the opportunity to partner 50/50 on a 16 unit purchase in Norfolk, Va with a friend and fellow investor.

To determine whether an investment is worthwhile, one might consider the opportunity cost of putting money into a real estate investment instead throwing that money into the stock market for the same period of time that you’d be invested in the real-estate project.

I guess I just need to keep learning, but what if while I’m learning I miss opportunities and interest rates go up and house prices skyrocket even more!

Eventually it will click as to what opportunities make sense. 

Is there a quick screen rule of thumb that investors use to efficiently screen BRRRR opportunities or is it a matter of literally walking hundreds of properties to determine viability as a BRRRR investment? 

I am using this as much as an opportunity to learn and understand the creativity that can be in a deal as much as a chance to wholesale/invest.Ideally, to wholesale, I would probably need to get it cheaper than $60,000. 

It could be recently updated so if it was taken out of a flood plane, that would a great opportunity to buy cheap.
