These are for rentals that we plan to hold at LEAST 10 years, and likely much longer.The 'private investor' we are working with bring ALL of the down payment (20-25%), we bring ALL of the work of finding, funding, rehab management if needed, and ongoing PM and business management.

You're going to want to make sure you have enough cash flow depth across your portfolio to handle ongoing smaller maintenance issues, and that you're reserving enough cash for the big stuff.

One goes dark you would be looking at say 10% vacancy or so.Do you pay leasing commission upfront once tenant occupies the space or do you do some upfront and some ongoing??

Electronic bill pay may mitigate that risk, but on the flip side, will mortgage companies allow you ongoing access to their customer's online account?

I still live in the house and making ongoing renovations, which aren't restricted by the arrangement.
