Hi, Cheryl, I know this is an ancient post, but I just happened to run across it and it's still relevant and had no responses, so I figured it wouldn't hurt if I chimed in.I'm a landlord and I operate a lead dust sampling business in Philadelphia, Delaware and Montgomery counties in PA. 

It's very affordable and will save you time with auto messaging, channel manager so you can list on Airbnb and VRBO, and some light task scheduling for cleaners and handymen.

So in that respect it is a good option, and location is also very good.These are all studio apartments with a living area of 392 SF (not too bad from Waikiki standard), however the price in this building has already gone much higher over the past few year.

So IRS redemption rights are at a minimum 120 days, but they follow state law as to minimum redemption period so in AL you would have six months to possibly two years on IRS redemption.

So far I am not seeing it or hearing it. 

I'm anticipating renting the place for $4,500 to $5,000 so that is a hefty cost.

So, if things do go sideways, it's much harder to negotiate your way through.And, provided your loan is structured properly and closed with a competent title agent, I see no greater risk working with a private lender than with a traditional one.

Owner is ultimately responsible, and I recommend the owner pay so it's not missed.
