Forget marketing channels, marketing pieces, whether or not cash buyers are serious, etc.; the fundamental problem with wholesaling in so many markets is that the economic situation of Americans in late 2015 is vastly different than it was during the salad days when wholesalers were "killing it."

The IRS believes in your 51%/49% argument (for stating principal residence), at the same point; if you stay at a property for 14 days* or more it can now be deemed your personal residence.The Short Answer: I don't believe there is an official posting of the guideline; Is two weeks a reasonable amount of time to not live in the principal residence and still be owner occupied?

The official definition states that, “residential property may not consist of more than four family units and one business unit except in the case of certain joint loans.”What this means is that a homebuyer may use a VA Loan on a multi-family unit, as long as the homebuyer occupies 25 percent of the unit as their primary residence.I don't know anything about the San Diego market, but I am jealous about the weather!

If they are holding over by not vacating the unit and returning possession to the previous owner or to you, then you must follow the laws for your jurisdiction.Did the tenant turn in his keys, tenancy officially ended and locks changed?
