I haven't looked inside, but I've talked to the tenants when I drove by and they said it's "nice"...roofs look good but no idea about furnaces or foundations.

Don't throw the guano away, sell it on ebay, it's worth some nice money if you have a good pile of it in there.

The money is nice too.

I like my particular model (using Evolve for booking, payments, calendar and I manage everything else) as it's a nice split between PM expense (they charge 13% of nightly rate) and how much time I have to put into each week (less than an hour per week so long as there are no major issues).

@Amanda G. great point, my landlords are a really nice older couple but i doubt the numbers would work, i want to buy something for a really good price that needs some love being that i can turn it around myself

That will get you a nice rate, and a 30 year mortgage if you want it.
