Again, maybe not applicable to you, but let's pretend: Year 2 of being landlord, you have nice mix of SFH/MF but there's one or two units that's just not working for you.

It gives me a nice conservative return, I'll get between 6.5% - 9% cash on cash once the loans are paid off- but it will be actually more than that, that estimate is using today's rents and they will certainly increase in the next decade.

An annual election is not a change in method of accounting.

It's a 3/2 in a pretty nice, standard mid-range community built in the late 70's. 

I have a nice flowing property in Delaware and I'm ready for another.  

Has it been through loopnet, working with an agent, direct mail, or some other method?
