Honestly, why ask a public forum to guess at your financial viability when one phone call to your lender would give you a solid answer (granted, you need a good loan officer) for free.Good luck.

That being said, I would drive for dollars and send mailers or just pick up the phone and start calling cold leads & expireds.

Hello,Had a couple of questions on the current MH seller financing market:1)  With all of the subprime lenders that appear to be offering low-down financing on owner-occupy mobiles (especially on land) is there still a demand for offering seller financing on mobiles on land that I might want to fix up and offer to sell on terms?

The free option is just pick up the phone and call 3 or 4 commercial MF brokers from the bigger shops, say you’re an investor and ask for some comps / old OMs, which will have rent analysis.

I want to work towards investing in a mobile home park.

I ran a test ad for a rent to own mobile home and after 3 days got no responses (in the 100+ lots, there are 9 TOH homes, so I'm trying to see if there's demand to be able to convert the resident base over).

I had originally intended on breaking it off and selling it to help fund another deal, but now am tossing around turning it into a mobile home park.

So l decided to open it up to couples recently and I ended up talking to guy on phone and then my property manager showed unit to this guy.
