This is not to blame that the tenant caused a situation for condensation but it is for not reporting issue in a timely fashion which could have allowed fixing and minimizing the effect.

Our deal was to be 50/50 ownership and cash flow split, but the banks I have talked with have all indicated any owner with more than 20% would need to sign/guarantee the loan, which is not something most investor partners want to do (including this one) and signing on the loan is part of what I offer for my share of ownership and not putting up all the cash.Looking for your thoughts, if you have encountered this and how you may have solved the issue with your partner.

From my research, most properties seemed to be priced right around market, however there is a few that I've caught below that I could possibly look at closely.Right now my stage is team building, I lead a local real estate organization in my school and learning how to analyze these leads a little more diligently so I can minimize my mistakes starting out.
