Or Road's End where actively licensed rentals can 'transfer' or new owners can obtain a permit, but unlicensed properties can not and in a few months the overall proportion will be reduced by nearly 50% through attrition (sales and non renewals since licenses do not transfer.)

You can set the expectations up front, that's helped me a lot with finding, screening, and getting the best fit for the house with other like-minded individuals that respect the house and each other.Also, another insurance policy is to give every roommate-tenant a 2-4 month lease to start as sort of a trial period to see how they fit in with the house, and if they aren't a fit, you can choose to not renew them and then replace them with someone that is a fit.

Also do you mind sharing the cost to get license and annual cost to maintain it. 

Examples that come to mind are if a borrower is seeking to add square footage to the property with their rehab, repair a burned down home, home has foundation issues and they’ve previously done foundation repair, etc. 

This decision ties into the potential wall removal, as it would create a unified flooring experience from the front entrance.I'm not planning to move in the near future, but I am considering these changes with both current enjoyment and future value in mind.
