I also have an addendum attached that describes examples of activities that may become necessary that are unforeseen at the time of making the lease which may require additional administrative functions that cause additional charges to be assessed that become a part of rents then due.

As you well know being in real estate, whether the numbers work is all a function of what you paid. 

They are so much more functional than the regular door vanities.  

You're talking 3 separate services/function here. 

Once you have a short list, get an account with each one and run them through the wringer to see how they really function.

We inspect the property during the lease to try to insure the home is functioning as it should, but also to make sure the tenant is taking care of the owners asset.  

I wish this forum has a search function as I'm pretty sure this topic has been discussed in the past and there are probably plenty of opinions on the matter.

Also I dont know about you but I have never been able to find anything with the search function on this site.. to me its INOP and should be placarded that way. 

I suppose it's possible to pull off if you were to find a light cosmetic value add property where you could say take a property with extra square footage and add a bedroom or take a property with a bad layout and make it more functional over time, etc.
