Some landlords won't rent to them.Looks like a good long term tenant to me if they meet all of the other requirements.I don't understand the mentality of requiring 10 years post filing to rent.

Getting out from under a problem can be freeing and give you the mental energy to more than make up the loss on a new deal.

This was a provision of a highway bill (Surface Transportation and Veterans Health Care Choice Improvement Act of 2015, P.L. 114-41).This means that calendar year partnerships will never have the due date of April 15th again… (Until the law changes!)

You're using the time and mental bandwidth you're saving to focus on other projects and responsibilities.I'm a novice myself, so this is purely speculation on my part while drawing from my construction experience.

The heart of Arvada that hugs I-70 is, if there is any real risk still, in more trouble than any single part of 80007 according to Colorado State Department of Public Health.   

It seems that other investors have the same mentality due to a few of the properties recently getting picked off the market.

Sometimes they're pretty straightforward and easy to sort through, other times they are VERY bizarre and require a lot more time and mental energy to figure out.

Always good to see other islanders with that grind mentality.
