I used to give a $$$ credit each year for grass seed, mulch, perennials, should tenant want to use it, covering materials only, not labor, but found most didn't do it, anyway.

I’ve checked with my contractors to make sure they have materials, so far everyone says no trouble on that front. 

you should advertise it as stocked with toilet paper and lysol!
