I love the idea of multiple units on a piece of land.

My first piece of advice is get the best attorney you can afford because that will pay for itself in potential headaches and problems.

For primary home, I would definitely want to see it in person unless I had already mailed down a neighborhood and knew exactly what I wanted. 

I'm scaling a portfolio in Indy and have all of the pieces of the puzzle together from a deal flow (always looking for more sources), financing, contractor, and PM perspective.

That seems to get more traction than another piece of paper.

[1] A $2,000 a share buy in seems like you might be dealing with people the SEC says you can't deal with.[2] and 200 investors will be a huge PITA to administrate over time.[3] and having to ask about SEC laws online piece-meal means you may not understand the law(s) enough to avoid stepping into a jail cell.

@Jaimin Patel there is ALWAYS something negative going on that will make it not seem desirable to buy a piece of real estate.

Someone could do something with this house I'm sure of it.So a wholesaler contacted them and forgive me, I only got bits and pieces of what actually happened so I may have some details wrong.

This is also something that those awesome "GURUS" don't tell you in their books, videos, and programs, and it is that their are so many different moving pieces in a deal and especially in Pennsylvania it gets more complex as they will charge you taxes for both sales, even if it is an assigned contract.
