I want to either leverage this to lower my rent to inadvertently pay for a storage unit in place of the basement, actually gain basement access, or keep it in my back pocket as there is a small chance my fiance and I want to break the lease early and this may be grounds to do so. 

I’m thinking of using some of the refinance money to start the garage conversion by doing the portion where the roof needs to be raised which is the hardest, most expensive part.

@Matt Everling I wanted some diversification outside of my Florida market and I looked at the up and coming areas in the midwest with good potential for stable cashflow and lower entry points.

The idea was that as DH got more and more expensive, people would realize they could just head across ford road and buy properties in close proximity to the community at a significantly cheaper price.
