30k is a huge deposit and that Is an amount that should be a big concern for both customer and contractor in regards to both loosing your money to a con artist and to a contractor in regards to not winning a 100k project.

In other words, we are looking at it in context of the investor's entire portfolio.Invester B invests all $100,000.Since both investors have the same amount of money tied up in the transaction and both loose $10,000, there is no difference in the risk, because @Bob Bowling is using a basis of $100,000 for both investors.The rest are using $10,000 as the basis for investor A (Who may or may not have $90,000 in cash reserves or other investments.

Have criteria so loose that they will lend any number of loans as long as the properties "cash flow" (without getting into the argument of your strange definition of cash flow that ignores vacancy etc and accounts for it as a lump sum at refi)If you affirmatively state that, then I will agree that you have found the magic bullet!

Those are (loosely) analogous to buying two properties at different prices ($100 and $1M) and both generating $100/month in cash flow.
