Main things I obviously am looking to figure out are:1. is it easy to get places rented out there or is there not much demand, 2. how have rent increases been over the last 10ish years in the area, 3. is this area generally somewhere that’s likely to see some good appreciation4. any serious crime concerns, or anything else I’m not thinking of!

. - Increasing population is increasing demand - Labor trends seem to indicate that a large percentage of the "jobs added" in the jobs report over the last few years are works who are new to this country. - A dramatic increase in the supply of willing workers usually results in a decrease in hourly wages. - A dramatic increase in the supply of folks needing a place to live usually results in increasing home prices and increased rents.

The house appraised at $69,000 last year.

The last stage is Hypersupply where construction is continuing but at the deficit of vacancy.

Seems like it is a market which is only for STR, and resale is also mostly dependent on that.However, the appreciation for the last 10 years has been significant.

Hey @Jennifer Lopez, here is a spreadsheet you can start with that I used and have shared on BP for a long time. 

To identify a good market for me, I like to see good $/sf growth over the last 2 years, and a market that is $700/sf and higher.

Other things that are red flags for me: Their bios don't even mention how long they've been managing other people's money. 

We have been researching for at least the last 6-8 months on the best ways to invest.

I've done one in the last ten years and thankfully that one did not have MI because the MI companies do not have to agree to these assumptions.
