Hint* Make sure your Realtor has all your information including the Bank's POF letter ready to submit an offer fast. 

I do get letters offering between 50% to 60% for my properties.

If in fact they do sue you and they take this letter to court how is that going to make you look to a judge?

They currently owe less than $120k on the mortgage.My goal is to buy the house from them while simultaneously receiving a bank approval letter from the aforementioned prospective buyer on a purchase price that meets their budget and our desired return.I want to avoid going the hard money route.

If he wants to ask then you need to give him the info based on the FCRA, which means send him a letter (I believe there's one in the file place).
