Hello,I have been doing the landlord routine for the last 6 years.

Find our the last time it all was remodeled what was done.  

Dawn--I've read and heard a lot as I've been doing my own research that there are few rental vacancies and rentals are needed in Medford, sounds like especially lower rents.While rentals seem to be needed, I've read a few articles in the last several months that have highlighted the large number of abandoned or unoccupied out-of-state owned homes in the area, and family members and friends have colloquially reported the same.

I have five rental properties that I purchased in my name in the last eight months.

I've been sending direct mail (yellow postcards) to absentee owners in DuPage and Kane County, over the last 5-6 months and I've been averaging a 1.2% - 1.5% response rate, which I understand to be pretty decent.  

This has all recently changed in the last couple months and I wish I began sooner because I've learned a ton.My goal here is to network with other investors and wholesalers, learn from success stories and/or failures, hear about what other people are doing to find deals in expensive markets like mine (Boston), and hopefully I can help others out as well.Looking forward to connecting with more investors who share the same goals and investing interests as me.

No wholesaler is gonna pay a full sales commission on 200k or more purchase price unless they're on their last day of the contract before expiration.

I'm currently a college student finishing up my last year in Marketing.

Lastly, if I want seller to take care of the liens, do I just stipulate in the contract?
