No real tanagble feedback I could use.I'm thinking about doing something to the landscape to add cub more curb appeal.

I used a HELOC to fund a saltwater pool and landscaping for a historic investment property w/ 4 apts in Old Northeast area of St.

The other big issues I see are landscaping, lanai cages, and non-impact windows. 

Added a bathroom, finished basement, landscaping, paint, carpet, refinishing floors What was the outcome?

I haven't really thought too much about the pride in home ownership and looking at the signs in the neighborhood such as landscaping.

However, the landscape has dramatically shifted in 2023, with these five companies now single-handedly driving 78% of the market's growth.

Optimists hope we get some Seattle/Portland people moving north for cost of living/quality of life reasons - or a natural gas pipeline - to boost job/pop growth - without those - we'll probably stay around a 2-3% appreciation rate... fairly slow and steady over the past 30 years here.Re:HOA's - nothing crazy as a realtor - some are high if they are covering all or most utilities - (gas for heat, electric, water/sewer, trash + exterior/landscape, etc.). 

Physical condition - Roofs, interiors, plumbing, electric, HVAC, concrete, landscaping, etc.

The property needs a new roof and landscaping retaining wall, some repair and paint to the deck, and all of the exterior door frames need to be fixed/replaced. 

Given the current lending landscape, I am wondering what the best strategy would be for us to finance this short term rental.
