Kids are raised to go to school, go to college, get a good job, and retire at 65...it's probably not her fault that she wants to "play it safe,"  but nobody ever got rich/wealthy off playing it safe, unless you won the lottery. 

One guest may have 5 kids in there every evening that have played hard all day and are dirty and sweaty when they get in.  

He hadn't done his homework!!

I care for 3 kids and we travel as much as their schedule allows.

Took me 9 years to get my bachelor's degree, but I was able to work full time and raise my kid.) 

Separate unless you have ZERO choice....as stated, if a tenant isn't paying the bill, they couldn't care less about going nuts with water, electricity, gas etc etc.If you have kids, you know what I'm talking about :)

It seemed like fate, in that time our neighbors kids lease was up and they wanted to rent our home. 

Who has the best sports team, what area has the bus stop all the kids walk to etc etc...Understand where these people are working, what the commute is like.

They probably will have little effect, most people who rent an SFR either have kids, a dog or both, which can be difficult in an apartment. 

Their kids have written on the walls with crayons, the vanity installed 5 years ago has been scratched to the point it needs to be repainted (it is white and a lot of paint has been scratched off), the caulking around the sink and tile has turned black, the hardwood floors are extremely dirty and will likely need to be sanded and stained and the carpet must be replaced.
