There are certain loopholes in securing a second FHA loan, if you prove after a year that your job moved you over 100 miles is the most common. 

I like some sort of say on who is in the property and feel I would do a better job myself if I can find time.  

Shane, There are a few things I saw on the report that I think you should ask for seller assist so you can fix it yourself (Never ask seller to fix anything, they are trying to keep as much profit as possible, so they are inclined to do half-*** jobs) or ask for 2-3K reduction in price.

If the person loses their job or a down turn in the economy you are wiped out.

I worked several side jobs to supplement my writing income, paid my half of our college-age children’s tuition and medical expenses, bought a Yaris, and lived frugally.
