Be prepared to pay much more initially but it will reduce wear-and-tear, cut down on cleaning costs, and you could even learn to install it yourself to cut costs.

I recently did a refinance personally, and bullet pointed out all the ways in which the listing agent did a horrible job of marketing the property, caved on price during negotiations, etc, among other things, to make the appraiser more comfy with an opinion of value significantly higher than I purchased the property for.

Additionally, we had a wiring issue where power was cut to one side of the condo which I feel may be the from the rodents chewing.In total, I have had my maintenance contractor in there twice to make sure all openings are sealed in addition to fixing the wiring.
