However, I can tell you just by my few years of experience and my interactions here on BP, I have learned to be an amazing property manager and have great relationships with 95% of my tenants.

Obviously this is a floating generalization but also highly counter intuitive for the normal residential investor.

What you're hearing from attorneys and agents and such is also typical, as not a lot of people actually wholesale properties so not a lot of these people ever interact with a wholesaler or wholesale deal.
