Things that impact the grade of the location include: proximity to amenities, crime rates, average household income, proximity to employment (and the type of employment), aesthetics of the neighborhood, proximity to restaurants, shops & bars (and the quality of those restaurants, shops & bars), proximity to schools / colleges / universities (and the quality of those institutions), the grades of the surrounding properties, etc., etc.

And unfortunately, even if these small residential loans are for investment purposes, lending institutions still use consumer loan requirements.You can obtain non conventional financing, these sources will probably lend at 7-8% interest, however the deals you purchase will result in a lower cash on cash return.

I did "apartment hacking" for years and saved a ton of money by charging my short term roommates/tenants 65% of the rent (shhhhhh don't tell my landlord:) However, I didn't really wanna go that route in Houston as I'm looking to adopt/foster a child.
