Why spend money and lose money when you don’t have to?

Fix things up here and there and maybe sell it in a year but MAN you're spending some money on housing.2.

I re-financed it for $112,500 (after spending $145,000 in total) and then rented it out for $1795/month (my holding costs are a little over $1100 including PITI plus capEx/vacancy/repair funds etc).

We're just looking big picture at how we can spend the least money overall, and the debt is the debt and eventually is going to have to come from somewhere, right? 

All of that can be done without spending a dime or needing a partner.

Then we got a bunch of homes back which were abandoned and trashed that we had to spend thousands on just to get into “handyman special” status.What part of NY is this park in?

My credit score is 780 and debt to income ratio is not bad at all (total debt is 600K and household income is 500K a year before tax), so I think it's probably because I didn't select "2nd home" when quoting mortgage, but can I do that (saying it's 2nd home but purpose is 100% rent it out)

Have tenants that the housing court will find sympathetic--elderly, disabled, and/or children in the household?
