I would suggest the 'better' question is, will the investors place money into your care without having an investment to make.

I have a good management team in the area and the property for the most part takes care of itself.

It is a matter of making sure nothing is a hazard to the tenant or to the property itself if not carefully attended to by the tenant (they don't look for water leaks etc).

So be careful relying too much on things right now.This does raise several questions too:1.

If you want manicured, tell him what you expectt.I pay a lot more than $60 a month for lawn care.

From there, you can structure a solid contract that takes care of your needs in case things do not go according to the statement of work.When I go to a new city, i usually only visit the area about 2-3 times before I bid/win a property, and then 1 a week to check up on contractors.

Be careful with borrowing funds to use as down payments.

I don't think renters will care.

@Bill Walston is the tax expert for sure.All I do are assignments, and I pay a 13% SE tax because apparently tehre are some people that refuse to buy health care...not sure how that's realated to my business..but...
