You can get by on guts, instinct and hard work, kinda....I don't think you're getting the difficulty of the business you're trying to enter.

Being that all Philly row homes are generally the same once you've conquered one full gut there's generally not too many surprises you'll run into on other projects.

@Ricardo Ramirez my first instinct would be to look on your local county auditors website, or board of realtors, or even if you have a connection with a title company they may be willing to give you some templates. 

I would like to know if you know of any appraisers who appraise properties like gut rehabs for a service fee?
