Basically, you guys are saying I should cash in on the equity now and take advantage of the zero tax capital gains and later figure out how to invest that money to see it grow?

That would be very expensive and time consuming lol.Definitely study and read a lot.

I guess the same could be said for why would people buy at the coast when rising ocean levels can just consume their homes. 

@Brett Hearn Here in Canada we don't have legislation similar to Dodd-Frank, but I do take some of the consumer protection steps that are recommended in that act.

I found the more we grow in both age & knowledge, the clearer & more apparent the toxicity is visible.

It's myself, my brother and best friend and we don't have that much between us but we're looking to be creative and get our first property and grow from there.

With such little capital I figured it is best to house hack until we can grow our capital large enough to do conventional loans.
