To understand that you must first understand real estate because it's the land that is required to be purchased and financed.So, you need to begin by understanding real estate,  then you can increase management skills knowing how real estate functions, it is not just the subject of the transaction but the asset to be added into the mix of these principles used to do business.

It is generally a better idea to just buy one asset (the real estate) and take title in a new entity in order to avoid getting mixed up in any liabilities of the selling entity.

Looking to find reasonable rates for Commercial Property Insurance

As I think back, I had a very similar first year (or 10:)   No TK for me, but jumped into the deep end with a 10 unit mixed use as my 2nd investment yr 1.  

And if you don't know what your doing I would be cautious and maybe try to get a more experienced wholesaler in the mix so that you could potentially co-wholesale or get a referral fee. 

Just getting mixed information on investing in the area.
