At the loan company I plan on using, STRs have a higher interest rate because they are considered riskier.Just curious, with your STR properties is this the case?

Thank you for taking the time to reply - in fact, I was just thinking about this and yes, I believe that I would - the reviews and information that I have gathered all suggests that the businesses in the area are simply awful - and it would be interesting for them to have some competition.

Given this new information, I'm considering whether it might make more sense to opt for a conventional loan instead of a hard money loan, due to the lower interest rates associated with conventional loans.
