Cap Rates should not be the B all and end all of an investment decision because really a cap rate is only a measure of present value and does not take financing into account.

If you did not have esstopal letters signed by tenants and previous owner you dropped the ball and now have no recourse.

FHA will count the income on all units at 85% so you're golden in that regard.

I've already been told by my wife that I shouldn't go ahead and ask them about it and try and put it under contract and it should just go to foreclosure but I can't help but to think that there is a golden opportunity here for this as my first investment property.... any advice would be helpful thank you

I haven’t had much luck finding vacancy rates in the area and know that cap ex is dependent on condition of property but looking for ball park figures in my specific area.

Today it's the dark cabs, last decade was clear maple, before that was golden oak, and before that the dark stains from the 70's.
