Cap Rates should not be the B all and end all of an investment decision because really a cap rate is only a measure of present value and does not take financing into account.

I've already been told by my wife that I shouldn't go ahead and ask them about it and try and put it under contract and it should just go to foreclosure but I can't help but to think that there is a golden opportunity here for this as my first investment property.... any advice would be helpful thank you
