If you want to buy in SoCal, I would encourage you to think differently about the fundamentals of the investment.

I have read 2 web sites, one is saying 60-day notice doesn’t have to state the landlord’s reason, and other web saying landlord must gives tenant a written Notice that tells why landlord wants to end your lease.

I have a contact there who is in finance and agrees we are in for some painWhile we could be in a recession, it shouldn’t change your fundamentals - just make sure you factor in the additional risk

I am assuming you want to grow this into multiple portfolio, so these fundamentals will help a lot
