Explain in your security deposit claim that once you receive the final water bill showing it is paid in full, the withheld balance will be refunded to the former tenant in a separate payment.

I think I’ll actually get much more than that because I’ve heard appraisers are now giving full rental income value for ADU’s and this property is already a 4plex so it will already attract investors only if I sell it.

This property would not pass my first screening (rent >= PITIH at full leverage).

I also signed up for my 301, 302, 303 classes already to become a Full Broker.

I would also make sure you perform a full background check on both of them prior to approving them.

How slow is it moving, what's the seller needing to do.At the same time I showed a full list for a sub $300k house, and they countered me with $305k.
