If you a selling the property then a fresh coat of paint can go a long way.  

For a buyer or perspective buyer, maybe a little overkill.That's my $.02.

The problem with California is, is that it is to expensive to buy and probably rent, I'm talking on a homeowner/renter perspective not an investor, when it gets like that people and business's start to leave and look for more affordable places, such as Indy or the Midwest.

I think that's solid advice for ANY Real Estate deal - from a total n00b's perspective it just seems that there are a whole lot more numbers to massage when it comes to the bigger, more complicated deals, and it takes a lot more discipline and knowledge not to get hosed when the market turns.

Folks get email notifications of a new listing, it shoots to the top of every list, everyone sees this property that is the FRESH HOT NEW ****.

I was 16 and making 400 bucks a month for driving to the store twice a month and picking up fresh brownies every morning to distributing them to sellers.
