I have very grood credit so I am confident we can find a deal somewhere. 

Boston has maintained an incredibly vibrant and economically strong community because of it's research, education, technology, and pharmaceutical sectors and it will continue to foster those industries.

But still, my tenants pay much less at the house that I currently own than the 4400 I would hope to get out of this new property that I'm under contract for and considering buying.Any help would be appreciated because again I don't really know how to judge past rental history confidently.    

I am totally confident it will be making my tax-prep so much easier too.

It's a great town and I'm confident you'll enjoy living here.

How confidence can we trust the wholesaler?

You have to use your realistic numbers.Are you confident you can you hit your target profit number for a flip?

Congrats on getting your debt paid down...it's a huge step that will help you jump into investing with more confidence and more of a cushion for when things don't go according to plan!
