We know for a FACT these  criminals are STILL in business working and stealing people's money! 

Flipping is always risky business, but if the numbers work and you work well, you can mitigate your risks and turn a great profit…even in this market.

So far direct mail campaigns have worked best for my business. 

As a newbie, my first question is around how to start out.What is the best type of business for Real Estate Investing to get the best tax break?

Text might work, but you don't want to spam text them and you don't want them to only hear from you when you need or want more business. 

If you have reserves that can support you for 6 months or so while you build your business or a partner to help support you, then becoming a full time agent can work for you.

We accept it as a cost of business and set aside funds for repairs as they come up.   

It is currently FSBO and our vision/plan is to occupy 51% of the space ourselves (small business) and rent out a portion of the building.

the best flippers are people who are in the business of flipping.it takes capital to buy and hold while you rehab, and then you might be waiting 6-12 months for the payout.so i never recommend that investors start with a flip
