The sewer backed up in the house I have rented and the entire first floor bathroom, bedroom, living room, and garage need remediation.

My question is concerning the flooring.  

Do you get paid for newly finished hardwood, higher end kitchens, and showers with mosaic floors and stand up stalls and new vanities?

Landlords in the same community are renting from anywhere between $675-$875 for the same floor plan as mine.

In addition, lots of drywall, flooring, kitchens & baths to do, likely new roof, repair wood rott, brick pointing, windows/doors.  

The other way is to piece out everything that would be considered capex; furnace, AC, flooring, carpet, windows, roof, parking lot...  

Hi Matt, Thanks for the info, yes a notice to cure was sent but it will not be possible for to cure all the items for the various breaches (1 includes changing my hardwood flooring without permission) plus ,many unpaid bill and breaking local by-laws which have still not been resolved due to him missing court appointments for them. and not to mention unpaid rent. 

We replaced all the windows on each house and with this last one, we replaced the roof and all flooring as well as a few other things to bring it up to a nicer standard.

Also don't put granite counter tops in a vinyl floor neighborhood and expect to sell it for what you think you deserve.  

I'm basically doing cosmetic updates to get it rent ready (paint, flooring, changing counters, adding cabinets/storage and appliances).
