If you’re confident in the current price, you could hold at the price you agreed to and tell the buyer to come out of pocket for the rest (if they’re willing/able).Or, if they’re not willing, cancel the agreement and sell to another buyer at the original/higher price (assuming you have a buyer willing to pay it).Or finally, agree to come down on your price to make the sale happen with the current buyer.

So we finally qualify for a mortgage this year after 2 years of self-employment... we wanted to buy our first property, a 2-4 unit place with FHA this year... but with the whole coronavirus thing, supposedly the market prices are supposed to go down... but I live in a small town, and no one here seems to want to reduce their prices as of yet... prices are pretty expensive here on the west coast.

It's a matter of spending some time to read it, and then if it still seems possible you ask the City staff, and finally before proceeding too far you pay for expertise with a local engineer/architect that can point out the nuances and pitfalls you might not see.
