As for the 20% down method, you could start using OPM to expand. 

@James Carlson i'm thinking about trying @Craig Curelop's "living room" method too. 

Analyzing the property using the BiggerPockets Four Square Method, I calculated anywhere from a 7%-36% cash on cash return on the property. 

I use the BRRRR method, and this can be done successfully in Durham - even from remote.

Just did a fantastic mini renovation with a cool contract in Birmingham AL, had a good experience, high quality, putting in a tenant in there shortly.

Multiple thefts and numerous police calls involving suspected drugs led me to believe this property would be a nightmare to manage and keep a tenant otherwise it would have been a fantastic keeper.

I am not super clear on what the best method to gain access to the equity in my house.

I would love to network with some investors in the Delaware county and Philadelphia areas and learn more about how to successfully perform the BRRRR method in these areas.
