A few of the questions I have are answered generally (with other states) in these forums but if anyone who is knowledgable about how Tax Deeds work in Georgia specifically could answer some of these, I would be extremely grateful.These are the things I would like to know before I start investing...1) Is the entire amount bid (winning bid amount) subject to the 20% penalty (amount applied in Georgia for the first 12 months) or just the initial taxes owed?

I'm sure all areas are not created equal but if you are in a position to take advantage of the banks motivation I think many will find this extremely rewarding.I have found the banks not only flexible in pricing but also in the method of constructing the transaction.
