By buying strategically, my "work trips" are now dual purpose and instead of disrupting my life, they enhance it.On a more "nuts and bolts" perspective, I prefer secondary and tertiary markets...I gravitate to mom and pop suburban or even rural properties because they best meet my own investment objectives (value add) as well as play to some of my personal preferences.

You are definitely in the right place and I would encourage you to continue to participate on BP and take in all the info you can. 

Shop around and make sure the insurance company participates in the NFIP. 

I was approved for a loan for 350k and have around 18k for a downpayment, however, as I have been finding in the past year while I enhance my "deal analyzing" muscles, it's hard to find anything more than a 2 bedroom for under 400k - and I've really gotten in there - if by chance you do, it'll need thousands and thousands in repairs and we do not have the cash flow for that on top of the mortgage. 

Does not participate on social media (nor do I) but I may have found one or two relatives that had info on line so maybe by Monday hopefully make contact!?

I give back to my community and actively participate in it, but lately people just get mad that I exist. 

I did reach out to the lender we've been working with this morning so I'll see what she says about participating in a 1031. 

Included in the new stimulus is a clause that has been enhanced since the last stimulus.
