You might want to figure out if 8-10% of your rent monthly plus 1/2-1 full month to find a new tenant is worth it if you are living right next door.

An auditor will show up on your door steps (can be your home) checking for password protected PC, locked file cabinets etc. the audit was a joke.

I replaced all his windows because we were upgrading the unit next door and I also offered to touch up the paint in his unit too.  

I suggest you make contacts simply by talking about what you might do, such as I'm interested in being a private lender, what do I need to do? Or

It is kind of interesting that if you have lots of less expensive properties it can be easier because you have more going on but still it seems like more work with more doors when the price point is lower.

No matter how much screening you do or rules you have in the rental agreement, your tenants can be a contributing factor.I'd rather improve a neighborhood with involved citizens, grant money, the support of the city, and relationships with other landlords than have it legislated.
