If I had a rental property eating up 30% just in repairs, I'd dump that dog.

They are Bird-Dogging the deals just like you are, but UNLIKE you, they have no $$$.  

I bought my primary residence at 23 and worked like a mad dog to pay it off.  

Ask almost everyone you know or meet, to be a bird dog for you, and pay them if they tell you about a property that you make a deal on.  

But if you bird dog, you won't make as much POTENTIAL income, but you can learn a lot.Just remember you are going to learn, one way or another.I had a situation, where I was wholesaling a property & another wholesaler came to me & asked that if she found a buyer could we do a joint venture.

Plus side is I've had them go upstairs and let the dog out when I was in a pinch.

Will give notice to one of the tenants haven't decided most likely will be the floor with 3-4 dogs.

I even offered a few Newbies here in El Paso to bird dog for me but they think it's beneath them.
