Don't overspend and don't fall in love with a "home" that you know is really just an investment in the making.

The market is strong, but seasonal in that summer is busy and rates high whereas fall, winter and spring is less busy with lower rates. 

They know the ones who provide good value and those that don't.Survey and title work hiccups:  Realtors often fall victim to the "they just want their commission check" stereotype. 

From what you have posted, some of these tenants repair issues sound legitimate (the doors falling off the hinges, the clogged sink and toilet) although if the clogs were due to tenant neglect (i.e., too much toilet paper in the toilet, rice clogging the pipe) it is time to tell her any further plumber visits will be charged to her.I agree with ignoring the idiot requests.Some landlords require that all repair requests that do not involve "fire, flood or blood" must be made in writing (NOT phone calls, NOT texts) and sent via snail mail to the landlord and will be handled in the order they are received. 

If you fall behind on your mortgage the lender pays the taxes for that reason when they go to court

My mind is open to most any and all opportunities that fall under the umbrella of using my Solo 401k.
