You are asking people to invest their money in a project with a young person with no experience and who will have no 'skin in the game'.

finding motivated sellers is a numbers game.

It's not easy to make wholesale connecting from afar unless you have vetted cash because wholesalers play a hyper-local game and focus on their bread and butter which is local investors who close.

I’ve seen some of those games when booking a place for myself.

It's waterfowl, big game, and fishing that has me searching for property in Saskatchewan. 

After some research and thinking and with all the help I received on this platform I have decided to go for it and treat it as a learning opportunity and to get ahead of the game.
