I'm conducting my diligence & considering on going the mentor program training with him so I graciously appreciate any feedback, comments, and or replies good or bad regarding him or even going in this direction. 

Either you gave them crap materials (eg, your financial house is a mess, like giving a painter crummy paint), or they suck (you provided top notch materials/paint, and STILL got shoddy workmanship out of it), or some combination thereof.What due diligence did you do when you hired that person?

All a part of due diligence, but unfortunately you are beyond that.

I have not done my due diligence since I am unsure if I should bother, but it looks like it can be a good investment, but I worry that it will happen again. and yet it might not happen again for years.

If they received their notice a while back then the auction is right around the corner.Once you've narrowed down the list from the tribal many to the significant few run your due diligence just like you would on any other property;  Is it in the right location, what's the potential as-is value;  what's the potential after repair value;  what's the estimate of how much is owed to the bank.  

I'm 22, almost 23 and am also about to close on my first rental, while already planning on my second sometime in July.I still enjoy my life, but I'm diligent about saving the same amount of money each month as I go.

One question they will ask is "Why was this not discovered during due diligence"?
