There are cutouts over each door, covered by a grate, that I guess allows the warm air to circulate through to the other rooms.

Usually just mowing the leaves is enough to break them up and allow them to keep composting, about 8 months out of the year(Spring summer early fall) it is warm and wet enough that they never build up.

In terms of appreciation as a market, the big picture long term .... probably isn't very strong (Cincinnati is not a warm, southern city), but in isolated parts and strong neighborhoods normal market appreciation will still be there.
