Just so you know my demographics I live on the northshore of Massachusetts just north of Boston.

@Eric Baum You will need to go to the Planning Department and find out what the minimum lot size is in the neighborhood, what would be required to split, setbacks required for curb, gutter, sidewalk, landscaping, etc.

I own a small landscape company and have been doing it for around 25 years now and also am a certified home inspector for close to 5 years. 

Also, in the spreadsheet, do you generally see or recommend having groups of property by life for the year placed in service, for example 27.5 year row for the residence in year 1, 5 year row for a dishwasher and fridge in year 1, and 15 year row for landscaping?

There are rumored plans to bulid and apartment complex overlooking the water with a target demographic of millennials. 

Just now finishing up cleaning up the new property with new roll up doors, landscaping,  and some paint.  

I prefer to invest in SW Florida because of our demographics.

Obviously, categorizing neighborhoods and tenants into classes of A, B, & C groups is rather generalized, and certainly there are exceptions to those classes, yet we still use them as a means of generating some sort of demographic idea of what our risks will be.
